I run ClearCOI. It's a small, specialized service — this is the only thing I do. Every certificate gets checked by hand against the rules you actually set, not run through software with default assumptions. If something looks off, you hear about it directly, not through a support ticket queue.

What is a certificate of insurance (COI)?
A certificate of insurance is a standardised one-page summary — usually an ACORD 25 form — that a vendor's insurance agent issues to show what coverage the vendor carries and when it expires. Property managers typically require one from every vendor, subcontractor, and tenant.
What does the free compliance check include?
You send your existing COI folder. Every certificate is reviewed by hand against the requirements you provide, and you receive a one-page report showing your compliance rate against those requirements, which vendors have expired or missing certificates, and which are current. There is no cost and no obligation.
How long does the compliance check take?
The report is returned within 48 hours of receiving your documents.
Do you decide whether my vendors' insurance coverage is adequate?
No. ClearCOI performs a clerical comparison of certificate data against the requirements you provide. We do not assess whether coverage is adequate, interpret policy or endorsement language, or provide insurance or legal advice. Anything requiring interpretation is flagged and referred to you and your insurance broker. All final compliance determinations are yours.
What happens to the documents I send?
Certificates and materials sent for review are deleted within 30 days of report delivery. Contact details are kept for up to 12 months from last contact. Nothing is sold or shared for advertising, and vendor information is never used for any purpose other than producing your report. Full detail is in the privacy policy.
